Water’s Edge Dream, Little Harbour

This fixer-upper for sale in Anguilla is a truly intriguing prospect as it boasts the sort of spectacular water’s edge location that can only be grandfathered into pre-regulation buildings.

One of the first villas built in Little Harbour, Soto was conceived as a flamboyant three-bedroom enclave with an emphasis on hybrid spaces to make the most of the privileged site. The indoor/outdoor pool with a built-in bar is the most extreme example of this concept, though subsequent owners closed off the inner half of the pool, fitting panoramic windows on a low brick wall to enclose the perimeter of the building.

While essentially a two-floor house, Soto is deceiving in that it has many levels and mezzanines. The ground floor features an ample living room and a cosy bedroom with its own bathroom, which also communicates with the pool deck. A self-contained apartment on the ground floor has its own separate access while a flight of stairs leads from the pool deck to the mangrove and into the shallow waters of Little Harbour.

The top floor master suite was designed to wow. Panoramic west-facing windows stretch across the length of the room before the king-sized bed flanked by a built-in vanity. One end of the large suite is crowned with a sumptuous hot tub but the most striking feature of the property is the vast open terrace space that bookends the master suite from either side.

Soto is in poor condition from a lack of maintenance and repairs. The pool no longer holds water, and the plumbing throughout the property is seriously faulty. The main house has electricity, though wiring issues affect the ground floor standalone apartment in particular.

Extensive works are required to bring this house back to life, but with no trace of the original plans the property is in need of reimagining rather than simply restoring. Its huge potential, however, isn’t only plain to see – it can also be quantified with recent comparables in the area. Asking price: US$850,000.

The neighbouring seafront villa, Adagio, is also available for purchase from the same sellers. Like Soto, Adagio sits on half an acre of land. While both villas are in need of extensive works, together they comprise an imposing full-acre property with the highest of ceilings.
